Flat Roof Repair and Replacement in Toledo

Porch roofs, attached garages, rear additions and many small commercial buildings in Toledo have flat or low-slope roofs. They use different materials than shingles and fail in different ways.

A flat roof isn't truly flat; it has a gentle slope so water drains to an edge, gutter or drain. When that slope sags or drains clog, water sits on top, seams open up, and leaks follow. Shingles don't work on these low slopes, so roofers use sheet membranes or rolled roofing instead. This page explains the options, the costs, and how to avoid surprise price jumps.

Where Toledo homes have flat roofs

Common flat roof materials

HomeAdvisor's 2025 guide lists rubber roofing at $4 to $13 per square foot installed.

How much does flat roof repair cost?

Most flat roof repairs cost $350 to $2,200, according to Angi's 2026 roof repair data. Angi lists $400 as the average repair for flat, foam or single-ply roofs. Bigger jobs depend on the size of the roof and how much wet insulation or rotten decking has to come out. See the Toledo roofing cost guide for full-replacement ranges.

Watch for hidden decking costs

Flat roofs hide rot well. A quote can jump once the old layers come off and the roofer finds soft wood. Protect yourself before you sign:

Commercial flat roofs

Ohio doesn't license residential roofers at the state level. A bill in the current General Assembly, Senate Bill 125, would require a state license for commercial roofing contractors, according to the Ohio Legislative Service Commission. As of October 2026, the bill was still in a Senate committee and had not passed either chamber (source). Toledo already requires contractors to register to work in the city (source). For commercial roofs, ask about the manufacturer's warranty terms and whether the system is installed by a certified crew.

Questions to ask about a flat roof

What to mention when you call

Say whether it's a porch, garage, addition or commercial roof, roughly how big it is, where water pools, and whether it leaks now. Mention if you can reach it from a second-floor window, which helps the roofer plan.

Related help

Flat sections often leak where they meet the main roof; see roof repair and emergency leaks. Older porch roofs are common in the Old West End and Point Place. If the whole house needs a new roof, see roof replacement.
